WHAT A SPRINKLER SYSTEM AUDIT INCLUDES

An audit is a thorough, zone-by-zone inspection of your irrigation system. We run each zone, watch every head, check coverage and pressure, look for leaks and weeping valves, and review the controller program and sensors. It's the irrigation equivalent of a full inspection rather than a single repair.

The tune-up is the hands-on part: adjusting heads, cleaning clogged nozzles, straightening tilted heads, raising sunken ones and correcting the schedule. Many issues can be handled during the same visit. Anything larger, like a failing valve or a leaking line, is documented and quoted so you can decide what to do.

Audits are especially useful when you've just bought a home, when the lawn looks uneven despite regular watering, when water bills seem high, or when a system hasn't been looked at in a long time.

We also note the basics you'll want to know: where the controller, valves and backflow preventer are, which zone waters which area and where the irrigation shutoff is. For a lot of homeowners, that map alone is worth the visit.

We review the program, including watering days, start times, run times and seasonal adjustment, and test the rain and freeze sensor.

Backflow & Supply

We check the backflow preventer and shutoffs for leaks, damage and fully open handles, and note supply pressure.

Zone-by-Zone Run

Each zone runs while we watch every head for coverage, spray pattern, pressure, misting, geysers and heads that don't pop up.

Valves & Leaks

We check valves for weeping, look for soggy areas and signs of leaks, and note any zone with unusual pressure.

Tune-Up Adjustments

We adjust arcs and distances, clean nozzles, straighten and raise heads and correct obvious programming problems during the visit.

Efficiency

SMALL FIXES THAT ADD UP

Most irrigation waste comes from small problems, not big ones: a few heads pointed at the driveway, a clogged nozzle that leads someone to add ten minutes to the whole zone, a program that still has summer run times in November. Individually they seem minor. Together they cost water, money and lawn health.

An audit is also the best way to tell the difference between an irrigation problem and a yard problem. If an area stays wet because a valve is weeping, that's a repair. If it stays wet because water has nowhere to go after rain, that may call for drainage work. If roots keep lifting heads and cracking lines, a root barrier may help.

We'll also look at how your lawn and beds have changed since the system went in. Shrubs grow into spray patterns, new patios cover old heads and shade from maturing trees changes how much water an area needs. Adjusting zones to match today's landscape is part of a good tune-up.

Spring is a popular time, since it's when systems come back into regular use and problems from winter show up. Early summer is another good time, before peak heat puts the most stress on the lawn. Fall is useful for resetting schedules for cooler weather and catching issues before winter.

An audit is also smart any time something changes: new landscaping, a new patio or fence, new sod, a new controller or a noticeable jump in the water bill.

If you're buying a home, an audit shortly after moving in gives you a map of what you have, what works and what doesn't. Pair it with seasonal startup or winterization for a complete checkup.

For commercial properties and HOAs, a regular audit schedule makes budgeting easier and helps catch problems before residents or tenants notice them.
